Up To 550 Homes Proposed For South Wilton

More than 500 homes could be built on rural land at South Wilton under a major rezoning proposal now before Wollondilly Shire Council.

Council has received a draft Planning Proposal seeking to rezone about 103 hectares of land at Alkoomie Place and Picton Road from RU2 Rural Landscape to residential and environmental conservation zones.

The proposal is currently open for preliminary community feedback before it is assessed and reported to the Local Planning Panel and councillors.

If progressed, the rezoning could allow for between 450 and 550 homes, including up to 10 per cent affordable housing. Proposed lot sizes range from 240 square metres to 2,000 square metres.

The proposal also includes a new community space, a new road and street network, upgrades to Picton Road, a proposed second access point further north, more than 18 hectares of active and passive open space and 27.5 hectares of environmental conservation land.

The site is currently used for rural and large-lot lifestyle purposes, including livestock grazing, horse agistment, dog boarding and training businesses.

Under the proposal, parts of the land would be rezoned to R2 Low Density Residential, R5 Large Lot Residential and C2 Environmental Conservation.

No building height limit has been proposed in the draft Planning Proposal.

The rezoning would require amendments to both the Wollondilly Local Environmental Plan 2011 and the Western Parkland City SEPP.

Council said community feedback received during the current consultation period would be included in assessment reports prepared for the Local Planning Panel and council.
