Mixed response to plans for new Couridjah function centre

One resident took to Facebook anonymously on Saturday asking if this was the type of development Couridjah residents wanted to see in their “rural village area”.
“The impact on our area with increasing traffic and noise every weekend is not in keeping with our village environment.”
The post prompted a flood of comments from Couridjah residents – many of whom agreed with concerns about traffic and late-night noise.
One said it would “ruin our little town” while another said there were other places they could put a function centre but “not in a residential area”.
Another said the proposal had already been knocked back and asked “why are we seeing this again?”
The proposal for a function centre on the same site was knocked back by the Wollondilly Local Planning Panel in March this year because of traffic considerations.
The proposal (DA/2026/941/1) is for a function centre at 80 Colo Street comprising a 30-metre x 15-metre marquee, on-site parking for 68 vehicles, toilet facilities and a new vehicle access point off Colo Street to facilitate safe and orderly access to and from the property.
The marquee would have a maximum capacity of 150 patrons and 10 staff.
The function centre would be open 9am-10pm Wednesday to Thursday, 9am-11.30pm Saturdays and 9am-11pm Sundays.
It would operate all year round and would host a maximum of one function a day.
A Plan of Management currently on exhibition says the function centre would be located on a 3.14-hectare rural property with the event facilities positioned away from residential homes.
It says the separation distance between the function centre and surrounding properties “provides an appropriate buffer to minimise the potential for noise impacts on neighbouring properties”.
The 68-space carpark would accommodate all event-related parking without the need to rely on surrounding public roads or adjoining properties.
It says the current proposal differs from the previous one, including a reduction in the maximum patron capacity from 200 to 150, the provision of a single function marquee and a maximum of one event per day.
It says peak traffic generation would be at the conclusion of an event with up to 55 vehicle trips over a one-hour period.
“Even if all 68 parking spaces were occupied and turned over within an hour, this would equate to approximately one vehicle movement every minute and would remain a modest and manageable volume of traffic.”
It says the traffic generated by the proposed function centre was not expected to have any adverse impact on the safety or efficiency of the local road network.
One resident said the proposal would bring more jobs to the local area while another said there shouldn’t be any problems “as long as they (the applicants) follow the rules and don’t cause issues with the noise pollution”.
Others said it was a “good idea” and “great to see”.
Another wished the applicants good luck.
“I think it sounds wonderful. They will probably keep their property beautiful and well presented.”
